Do you have Maildir in the home directory for that user?

Try starting imap as /usr/lib/courier-imap/libexec start. Please ensure whether port 143 is not running before that. The error is because courier imap by default is installed in /usr/lib/courier imap file and while installing it should be configured by a normal user and not a root user. Read imap installation (INSTALL) file.
